The mayor of Cartagena, Ana Belén Castejón, has signed an agreement this week with the Ministry of Development and the Autonomous Community, within the framework of the State Housing Plan 2018/2021, which will allow two new housing developments to be built in the municipality they can benefit from the conditions set forth in said plan and whose main objective is to promote the rental housing stock.
The agreements signed, and framed in Royal Decree 106/2018, establish that the homes built that are eligible for this program must be used for leasing, at least for a period of 25 years, and that the developer may obtain a state subsidy proportional to the surface of each house, with a maximum of 300 euros per square meter of useful area, but may not exceed 40% of the total investment, with a limit of 31,500 euros per house.
As for the established rental price, it cannot exceed 5.5 euros per month per square meter of useful area.
For example, a 50-meter apartment cannot exceed 275 euros per month.
Castejón has affirmed that “the commitment of the City Council of Cartagena for the increase of the housing stock for rent, both public and private, is a priority.
We have already given Town Planning the pertinent instructions so that, as soon as the promoters present their projects, all the procedures are expedited â€.
These are two promotions that will add a total of 23 apartments in Santa Lucia and Pozo Estrecho.
Residencial Las Salinas del Mar Menor SL will be responsible for building in Santa Lucia a total of 23 homes on a plot of 966.68 meters, located between Calle de la Huerta and Plaza de la Constitución, with an investment of 1,541. 647 euros, of which the Ministry will pay 20.08%, the Community 7.94% and the promoter 71.98%.
As for the promotion of 10 homes in Pozo Estrecho, it will be located on Papagayo Street and in it 507,520 euros will be invested, of which 27.54% will be assumed by the Ministry, 10.89% by the Community and 61.57 % Explotaciones Agrícolas de Pozo Estrecho SL
The City Council shares the objectives set by the Ministry of Development within the State Plan 2018/2021, “since it is based on providing young people with access to decent and adequate housing on a rental basis, with a pre-determined income to avoid variations in the market.
We want to encourage other companies to bet on this type of rental and, in fact, we are also considering taking advantage of this program for municipally owned land. â€
