The Housing Committee of the City of Cartagena met on Thursday, June 14, under the presidency of the mayor, Ana Belén Castejón.
In this meeting the progress of the Housing Assistance and Intermediation Service was analyzed, highlighting the Alquila Seguro program, which will be launched shortly.
This initiative will allow property owners in Cartagena to rent them to families with low and medium incomes, since it will be the City of Cartagena who pays the insurance policy that will cover legal assistance, unpaid rent and possible vandalism by tenants.
The objective of this proposal is to encourage small landlords to offer their homes in the market with the guarantee that the City of Cartagena will cover the costs of the policies and act as an intermediary between the real estate company or the owner and the family, making a selection previous of the families that will be able to benefit from this option.
This initiative is aimed at families with an average or low income, with difficulties in accessing the prices of the rental market.
The policy also specifies that the rent can not exceed 45% of family income and the limit of the lease price will be around 450 euros per month.
The mayor, Ana Belén Castejón, explained that the objective pursued is to guarantee tenants who will not have difficulties to collect rent and that the damage to their homes due to vandalism will be covered by the insurance contracted by the City Council.
"If the park of rental housing increases, prices will foreseeably fall, so that families with lower incomes will be able to access a home more easily," Castejón said.

In the Housing Bureau has also been reported that the Official Gazette of the Region of Murcia (BORM) published in March the municipal ordinance that regulates the Municipal Registry of Claimants of Protected Housing and adjudication of social housing under lease.
Until August 24, the deadline for application to register in the Register of Housing Claimants, which aims to ensure compliance with the principles of equality, transparency, objectivity and free concurrence in the award of social housing will remain open.
Once the registration period is over, the plaintiff lists will be made public, in which the registered ones will appear with a score obtained after the application of a scale.
The list will be valid for two years during which the 6 homes available to the City Council will be awarded, two of which are being adapted for people with disabilities.
In addition, the City Council has two more houses that will be rehabilitated shortly to include them in the social housing park.
RESOURCE GUIDE
The new Housing Assistance and Intermediation Service has also worked on a resource guide so that citizens have information about their rights and the agencies that can help them in relation to problems with housing.
The guide, which will be published shortly, will be distributed in key information points and will serve professionals when it comes to guiding citizens, since they can find the most appropriate resources for each case.
CONCLUSIONS
Since the SAVI was launched two years ago, 1,300 petitions have been attended, which have been increasing progressively, as citizens knew this service, which shows its public utility.
In these two years, mortgage foreclosures have decreased considerably, while bank intermediation has increased, which shows that citizens know about this service and, therefore, resort to it to request assistance in case of need for restructuring. debt, dations in payment, social rents or simply to request information on soil clauses, among other issues.
In summary, in this Table it has become clear that SAVI is an innovative, pioneering and effective service.
